Keys HOA Memo on Units Inspection & Repainting

IMPORTANT NOTICE TO KEYS HOMEOWNERS

Per the last Annual Meeting, INSPECTION and RE-PAINTING of all units will
occur this year. The Board has contracted Kerwick Painting * for the following
TWO phase process:
1. INSPECTION of all units
– will begin April 20
– will include deck, lattice, railings, wood steps, front porch, siding
(both floors), gutters (for dents) and garage doors (for rust areas).
Owners will be notified of any repairs needed to their unit and will have up to
3 months to comply with those repairs. We urge owners to make these as soon
as possible so that painting can begin before the three month period.
NOTE: Any repairs that are NOT made to units at the time painting must
commence will be contracted by the HOA and owners will be billed for the
expense. In addition, owners will be fined $50 per day beginning on the day of
non-compliance notification. (There will be one courtesy notice prior to this
notification.)
2. RE-PAINTING
— the current color scheme will be retained
— all buildings will be power washed prior to painting
— the painting will begin at the entrance way on Sloop Pointe and Kure
Village Way and move sequentially down the road, not by
building color
Owners will be notified a few days prior to their building being
power washed and given an approximate date of painting.
(Note: For units not requiring repairs, painting will begin in May.)
Front doors will be handled on a separate series of days after all units
have been completed; owners will receive notification/choices for
having door open for this process.
Driveways will be power washed upon completion of the entire job.
