Keys HOA – Painting Plan Spring 2027

Greetings Keys Residents,

The following information relates to the painting of the townhouses which will commence in the spring of 2027. Included in the project are the following:

  • Pressure washing of the exterior buildings and driveways using a mildew removal/preventative solution.
  • Application of an industrial strength rust inhibitor to rusted nails and heads/bolts.
  • Extensive caulking of buildings’ exterior siding, corner boards, window frames and door frames using a PPG Top Gun 300 Elastromeric Caulk.
  • Application of one coat PPG Seal Grip Hydrosealer Primer to newly installed wood.
  • Application of one coat PPG Acri-Shield Max Latex Acrylic Paint to: facia, soffits, siding, handrails, pickets, corner boards, garage doors, if applicable, stucco foundation, previously painted entrance doors
  • Paint application will be by brush and roll method only.  No spray painting!
  • Back porches and railings will be painted. Screened in or enclosed porches are not included in the project and will not be painted. 

Prior to the painting, the Board has chosen Coastal Carolina Remodeling to inspect all Keys buildings for rot of cedar boards which need to be replaced before the buildings are painted. CCR will quote for each owner the cost associated with the replacement of any discovered rotten cedar siding. The owners may contract with CCR or contractors of their own choosing. The inspection will commence during the week of March 23, 2026.  Once inspected /quoted by CCR, Kevin McKoy with the Keys HOA Management (Network Realty) will provide the owners their property’s quote. Owners with cedar siding needing replacing must schedule and have replaced replaced by October 31, 2026.

*If an owner does not replace their unit’s identified wood rot, the HOA will hire CCR for its replacement and the unit owner will be charged for this repair. All rotten wood must be replaced prior to the paint job.
