Attention Keys Homeowners/Renters, we have contracted with Malin Irrigation to make repairs to our irrigation system in the Keys. Beginning August 10th, the Malin team will be on the grounds working on the system including repairing/replacing irrigation clocks, sprinkler heads, leaking sprinkler pipes/backflow devices, etc. Weather permitting, they will begin work around 7:00-7:30 am. Hopefully, the work will be completed in the month of August and we should have a better functioning system. Please do not interfere with them or their work when they are here. We are in the midst of hurricane season, and it’s very important that our homes are prepared for the potential to receive lots of rainfall in the coming months. We’ve noticed that some of the townhomes have extensive debris in their gutters which would make water runoff through the downspouts and away from the homes virtually impossible. Please take this opportunity to clean out your gutters, downspouts and extension pipes and maintain them so as to keep them as free as possible from debris to help protect your home from potential water damage. Thank you.

Thank you for your feedback on our revised Rules & Regulations. In our Board meeting on Wednesday (6/16), community members shared their perception that by permitting flags from all countries, the rule was discriminatory. They requested the Board to expand the list of permitted flags to include other groups. Over the following days, additional flags were requested.
These requests informed us that the Keys flag rule needed to support permission of all flags or USA and NC flags only. After much research and discussion, the Board decided to revert back to the original Keys flag rule, limiting flags to USA and NC (see below).
Flag Rule: The USA and NC State flags are the only ones that may be displayed in the front of the unit.
This rule is updated on the attached R&R document and on the website.
We appreciate your support as we land on the appropriate rules for our community.

If you have any additional questions, please reach out to the office, a Board member, or attend a monthly Board meeting (next one is 6/16 @ 4:30p at the clubhouse).
For anyone who did not pick-up their updated documents from their front door over the weekend, we will mail them to you.

Dear Friends and Neighbors,
The Keys HOA and its sub committees continue to look after the community. As we are moving into the hot summer period we thought we all could benefit from a refresher education and training on fire prevention. Kure Beach Fire Department has graciously accepted our invitation. Fire Inspector Captain Steven Zwally has confirmed meeting with us on Friday May 14 @ 3-5 PM. The Fire Information & Prevention event will be held in front of and around the gazebo area on the southern tip of the pond. Please bring your own chair.
We hope as many of you as possible can attend since we would love to meet and socialize (properly distanced) in an open outdoor setting and MOST OF ALL take advantage of learning and being reminded of good fire prevention practices to protect our safety and our beautiful homes. HOA will provide bottled water and soft drinks. Feel free to BYOB if you prefer a different beverage.
In order to plan and prepare this event we need your confirmation of attendance by simply replying to this e-mail that you will /will not attend no later than 5p, Wednesday May 12. We look forward to seeing you there!

Special notes:
· One and two-family dwellings are exempt from the Fire Code. The rules, risks and opportunities for fire materials/equipment will be discussed during the event. Based on our discussion, the Keys HOA, on behalf of its members, will define the governing fire materials/equipment rules for our community.
· Captain Zwally will address how we think about and act on an old wooden deck compared to a new modern composite floor deck as it pertains to placing propane driven contained fires on these materials.
· Other variables to be addressed are how big the pit is and how hot they can get. Storage of the propane and or disposal of ash material will be discussed as well.
