Dear Friends and Neighbors,
The Keys HOA and its sub committees continue to look after the community. As we are moving into the hot summer period we thought we all could benefit from a refresher education and training on fire prevention. Kure Beach Fire Department has graciously accepted our invitation. Fire Inspector Captain Steven Zwally has confirmed meeting with us on Friday May 14 @ 3-5 PM. The Fire Information & Prevention event will be held in front of and around the gazebo area on the southern tip of the pond. Please bring your own chair.
We hope as many of you as possible can attend since we would love to meet and socialize (properly distanced) in an open outdoor setting and MOST OF ALL take advantage of learning and being reminded of good fire prevention practices to protect our safety and our beautiful homes. HOA will provide bottled water and soft drinks. Feel free to BYOB if you prefer a different beverage.
In order to plan and prepare this event we need your confirmation of attendance by simply replying to this e-mail that you will /will not attend no later than 5p, Wednesday May 12. We look forward to seeing you there!
Agenda
Special notes:
· One and two-family dwellings are exempt from the Fire Code. The rules, risks and opportunities for fire materials/equipment will be discussed during the event. Based on our discussion, the Keys HOA, on behalf of its members, will define the governing fire materials/equipment rules for our community.
· Captain Zwally will address how we think about and act on an old wooden deck compared to a new modern composite floor deck as it pertains to placing propane driven contained fires on these materials.
· Other variables to be addressed are how big the pit is and how hot they can get. Storage of the propane and or disposal of ash material will be discussed as well.

The Board is developing guidelines for the size of a paver area next to your deck for your grill. Requests for this type of area will not be accepted until the new guidelines have approved by the Board hopefully at the April Board meeting.
Last December the Board voted to reduce the amount of mulch for this year. The reason was to have operating funds available to complete landscape requests from last year as well as have funds available to complete new requests in 2021. With one-third less mulch, the Board opted not to mulch the back areas of our houses. Barring unforeseen landscape issues, the Board plans to mulch all fronts, sides and back areas in 2022.
We thank our residents for their understanding as we work to keep our grounds well-groomed and maintained.
More mulch is being ordered and it should be here within the next two weeks. The homes on the pond side of Settlers to Kure Village Way at the corner of Sloop and Kure Village Way will be mulched at that time.
Keys Owners/Residents,
On Monday March 8, you may notice some people walking through our neighborhood. We have invited knowledgeable representatives from the State and Island Wildlife Federation as well as a County extension agent to give us some tips regarding native plants and appropriate best landscaping practices as we begin to plan a healthy and beneficial beautification plan for our community.
We’ll keep you informed as we move forward with this important and exciting project.

The Keys Board of Directors has received communications from residents concerning rats seen around bird feeders as well as rat infestations in the crawl spaces under the townhomes. We feel it is important to notify residents that rats can chew through the vents and nest in the insulation under their units. Many units have hanging insulation noted on their termite inspections. While this is not necessarily an indication of the presence of rats, it is an indicator that you should check your crawl space. Please make sure your access door is secure and check regularly to make sure that your vents have not been damaged. Other rodents, such as squirrels and mice, can cause similar damage and often nest under the hoods of cars and chew wiring.

Feeding animals may seem harmless or even helpful. However, it causes the animal to lose its natural fear of humans and seek more human food. An animal may become aggressive or cause property damage in its search for more human food.
Wildlife can transmit diseases, including rabies and roundworm, to humans.

To prevent problems with any type of wildlife:
· Make sure you are not indirectly feeding wildlife — by cleaning up pet food, securing trash in an animal-proof container, keeping barbecue grills clean and removing bird feeders.
· Establish protective barriers to keep wildlife from entering crawl spaces, attics and beneath decks, where they might build nests or dens.
· Secure pets or keep them indoors or on leashes. Dogs can disturb dens, prompting aggressive behavior from the foxes.
· Clear overhanging tree limbs or other means of access that wildlife can use to enter a structure.
· Clear fallen fruit from around trees
· Annually inspect property to identify food problems and other areas that need to be fixed before an issue begins.
· Encourage neighbors to use these same methods.
While we all enjoy birds and other wildlife in the Keys, the Board does not want to monitor or fine residents who continue to feed birds. Be a responsible owner. The Board asks that if you see anyone feeding any wildlife or leaving open containers of food outside, please request that they cease such actions for the benefit of wildlife as well as our homes and human neighbors.
