Dear Keys Residents,
Some owners have expressed concern over teenagers who have been
fishing in the retention pond. Several owners have spoken to the
youngsters asking them cease fishing with negative results.
Police Chief Bailey has been contacted about this matter. This is his
counsel and advice regarding this issue:
Minors under the age of 18 cannot be arrested for misdemeanors such as
fishing on private property under North Carolina law.
The police do take these matters seriously, however. For this reason, Chief
Bailey urges residents to call the police department @ 910 452 6120 before
5:00 and 911 after 5:00 if a resident sees an individual fishing in the pond.
The chief urges residents not to engage with the minors.
The HOA is in the process of getting new NO TRESPASSING signs from
the police department.

Greetings Keys Residents,
As part of the pre-painting process, some of you have received estimates
for the replacement of defective cedar boards for your townhouses from
Network Realty. These estimates were generated by Coastal Carolina
Remodeling. If you did not get an emailed estimate, it was determined that
no boards on your townhouse need replacement.
If you plan to contact and use Coastal Carolina Remodeling to make the
repairs, you do not need to alert Network Realty, as Coastal Carolina will
have a record of the repairs.
If you choose to use another contractor to replace the cedar boards, please
alert Kevin McKoy at Network Realty by email at:
NRE@networkwilmington.com .
All repairs are necessary to be made by October 31, 2026.

Greetings Keys Residents,
The following information relates to the painting of the townhouses which will commence in the spring of 2027. Included in the project are the following:
Prior to the painting, the Board has chosen Coastal Carolina Remodeling to inspect all Keys buildings for rot of cedar boards which need to be replaced before the buildings are painted. CCR will quote for each owner the cost associated with the replacement of any discovered rotten cedar siding. The owners may contract with CCR or contractors of their own choosing. The inspection will commence during the week of March 23, 2026. Once inspected /quoted by CCR, Kevin McKoy with the Keys HOA Management (Network Realty) will provide the owners their property’s quote. Owners with cedar siding needing replacing must schedule and have replaced replaced by October 31, 2026.
*If an owner does not replace their unit’s identified wood rot, the HOA will hire CCR for its replacement and the unit owner will be charged for this repair. All rotten wood must be replaced prior to the paint job.

Important Information
Paid parking in the Town of Kure Beach will begin on March 15th through September
30th from 8:00 to 6:00. The hourly parking rate is $6.00 and the daily rate is $25.00.
Individuals who want to purchase a seasonal pass may do so beginning February 1, 2026. If you wish to get a significant discount, you must apply for the pass
between February 1st through February 7th. During that week only, the pass will cost $50.00. After that the, cost goes up incrementally first to $100.00. After February 22nd, it will cost $225.00 for the seasonal pass.
Passes maybe purchased at Kure Beach Town Hall in person, or online through
the town website. www.townofkurebeach.org
Please note that the above is only for paid parking in the Town of Kure Beach spaces.
The Kure Beach Village Beach parking lot passes for the gazebo lot will be
available to pick up from the HOA office in March. An email will be sent to the
community when those are available to pick up. KBV passes are not required to park in
the Kure Beach Village Beach parking lot until May 1.
