Keys HOA – Paid Parking in Town of Kure Beach
Important Information
Paid parking in the Town of Kure Beach will begin on March 15th through September
30th from 8:00 to 6:00. The hourly parking rate is $6.00 and the daily rate is $25.00.
Individuals who want to purchase a seasonal pass may do so beginning February 1, 2026. If you wish to get a significant discount, you must apply for the pass
between February 1st through February 7th. During that week only, the pass will cost $50.00. After that the, cost goes up incrementally first to $100.00. After February 22nd, it will cost $225.00 for the seasonal pass.
Passes maybe purchased at Kure Beach Town Hall in person, or online through
the town website. www.townofkurebeach.org
Please note that the above is only for paid parking in the Town of Kure Beach spaces.
The Kure Beach Village Beach parking lot passes for the gazebo lot will be
available to pick up from the HOA office in March. An email will be sent to the
community when those are available to pick up. KBV passes are not required to park in
the Kure Beach Village Beach parking lot until May 1.

Keys HOA – Property Painting
Dear Homeowners,
Property painting will take place in 2027. However, we would like all homeowners to start paying attention to the painting areas to make sure all wood is fresh and ready to be painted. Starting now will give us ample time to get the sides inspected and get cedar boards replaced, if necessary. Avoiding last minute repairs is advantageous to all parties involved and helps us to prevent painting from being delayed.
For your convenience, below is a list of contractors some Keys homeowners have used for cedar board replacement.

Keys HOA – Roof Stipend
Dear Keys Homeowners,
The Board wants you to have the following information concerning reroofing. Owners will be required to replace their roofs beginning in 2028. Before that, the repainting of the townhouses will commence. That project has doubled in price since the last repainting. Fortunately, the Keys HOA has enough money to cover the increased costs. However, there will not be sufficient funds left to offer a stipend for the roof replacements.
The Board encourages eligible owners to look into the NC Strengthen Your Roof Grant Program. The grant program is expected to be renewed for 2026. The grant offers up to $10,000 towards replacing roofs with IBHS Fortified roofs. Many owners have already taken advantage of this opportunity. Keys HOA – Termite Treatment Update
Dear Keys Residents,
Canady and Sons has just begun the termite treatment for all the townhouses. Unlike the years when they only do a visual inspection, this year they will apply a treatment to exterminate and prevent termite infestation. These treatments will be done individually, on a schedule, throughout the fall. This schedule has been sent to all owners. A link to that schedule is on the website. These treatments will not require access to the garages. However, the following is a list of owner responsibilities:
Keys at Kure Beach Termite Bond Application / Fall 2025 / Canady and Sons Exterminating 910-686-9541
During the termite treatments, the techs will trench and treat at the base of the foundation of all homes on the outside and in the crawlspace beneath the homes. To ensure that this runs smoothly, owners are requested to make sure that:
• Any stored items at the base of the foundation must be moved 3 feet away from the foundation to allow room to treat. The techs will drill and treat driveways close to the house foundation.
• After treatment, this area will be wet, so people and pets should not walk in this area until the chemical is dry.
• All decks must be made accessible for techs to crawl under and treat.
• The techs will also trench and treat in the crawl space around each pillar. The techs need access to the crawlspace, so (if applicable) please remove locks or unlock any crawlspace doors.
Encapsulated Crawlspace Information (See letter from Canady):
• For homes that have crawl spaces that have been encapsulated, and the plastic is attached to the walls/ pillars-the techs will carefully cut the plastic away from the pillars only and treat around the pillars and re-tape the plastic around the pillars.
• For treatment in a crawl space with a Vapor barrier, and the plastic is not attached to the walls and pillars, the techs will pull the plastic back if possible and treat the crawl foundation pillars.
• If you have an encapsulated crawlspace that is under warranty, you should inquire with the company which installed your encapsulation, to see if they can prepare the crawlspace for the termite treatment.
*Perimeter walls will be treated from the exterior, and the crawl space pillars will be treated in the crawl spaces.
